Want a real number for your roof?

Published ranges put your roof at $20,000 – $38,500, but the real price depends on your decking, access and local crews. A local roofer can measure it, check the decking and give a written quote. It costs nothing to ask.

Metal guides disagree more than most: Fixr and Forbes Home publish top figures of $24–$30 per sq ft for standing seam, well above HomeGuide's $16, so ask any roofer which metal, gauge and panel profile their price assumes.

Metal vs asphalt on the same roof

On a 2,000 sq ft roof with tear-off and a permit, the defaults give $20,000 – $38,500 for standing seam against $10,000 – $18,500 for architectural shingles. Remodeling's 2025 Cost vs. Value put a full national standing-seam replacement at $51,865, against $31,871 for asphalt on the same 3,000 sq ft hip roof with two skylights.

Pitch and metal roofs

Standing seam is the metal option for low slopes, down to ¼ in 12 under the 2024 IRC. Metal shingles and exposed-fastener panels without sealant need 3 in 12. Check your pitch with the roof pitch calculator, and get panel and trim lengths from your roof edges with the roofing calculator. For every other material, use the main roof replacement cost calculator.

Questions people ask

How much does a metal roof cost?

For a 2,000 sq ft roof with tear-off and a permit, published national ranges give about $20,000 – $38,500 for standing seam and $12,000 – $30,500 for exposed-fastener (corrugated) panels. The same roof in architectural shingles is about $10,000 – $18,500.

How much is a metal roof per square?

Standing seam at $9–$16 per sq ft installed is $900–$1,600 per square; metal shingles at $6–$14 are $600–$1,400; exposed-fastener panels at $5–$12 are $500–$1,200 (HomeGuide, Nov 7, 2025). Other guides publish wider ranges, shown in the table on this page.

Standing seam or exposed fastener?

Standing-seam panels hide their fasteners under raised seams, so there are no screw holes through the weather surface; the IRC allows them down to ¼ in 12. Exposed-fastener panels are screwed through the face, cost less, and need at least 3/12 without lap sealant (½/12 with it). The screws' washers need checking over time.

Can I put a metal roof over shingles?

Often, where local code allows it and the existing roof is a single layer in sound condition, usually over battens or a new underlayment. A tear-off lets the roofer inspect the decking. Set "Remove the old roof?" to No to price it without tear-off.

Does a metal roof add resale value?

In the 2025 Cost vs. Value report, a national 3,000 sq ft standing-seam replacement cost $51,865 and recouped 50.1% at resale, against $31,871 and 67.5% for asphalt. Metal's case rests more on lifespan than on resale.
