Prices are published national installed ranges (mostly HomeGuide, updated Nov 7, 2025), the same ones the roof cost calculator uses, for a straightforward re-roof with one old layer torn off. They are not adjusted for your state; the calculator can do that. Decking repairs, access, steep or cut-up roofs and the contractor all move the final price, so get at least two written quotes.
Squares and the materials list come from the same math as the roof calculator, which works them out for your own measurements.
This 2,500 sq ft house at other pitches
| Pitch | Roof surface | Squares | Asphalt shingles | Standing-seam metal |
|---|---|---|---|---|
| 3/12 | 1,521 sq ft | 15.2 | $7,700 – $14,000 | $15,500 – $29,500 |
| 4/12 | 1,555 sq ft | 15.6 | $7,900 – $14,500 | $15,500 – $30,000 |
| 6/12 | 1,650 sq ft | 16.5 | $8,300 – $15,500 | $16,500 – $32,000 |
| 8/12 (this house) | 1,773 sq ft | 17.7 | $9,000 – $16,500 | $18,000 – $34,000 |
| 10/12 | 1,921 sq ft | 19.2 | $9,700 – $18,000 | $19,500 – $37,000 |
| 12/12 | 2,087 sq ft | 20.9 | $10,500 – $19,500 | $21,000 – $40,000 |
Published ranges are priced per square foot of roof, so a steeper pitch costs more here only because it has more roof. Many roofers also add a steep-roof charge from about 7/12 or 8/12.
Same 2,500 sq ft, one storey or two (8/12, gable roof)
| House | Roof footprint | Squares | Asphalt shingles |
|---|---|---|---|
| One storey | 2,815 sq ft | 33.8 | $17,000 – $31,000 |
| Storey and a half | 1,926 sq ft | 23.1 | $11,500 – $21,500 |
| Two storeys (this house) | 1,476 sq ft | 17.7 | $9,000 – $16,500 |
Two storeys put the same living space under half the roof. The roof is higher and steeper, though, which pushes a quote toward the top of the range.
